Abilene Completes Major Boiler Room Renovation

December 18, 2010, — Abilene, Inc. is pleased to announce that it has completed the large scale renovation of the heating plant and boiler room at 210 West 101st Street, New York, NY.

This upper west side apartment building was suffering from overwhelming heating plant repair and maintenance costs as well as excessively high fuel bills, primarily due to the age of it’s heating plant. Abilene was contacted by Marina Higgins of The Argo Corporation, one of New York City’s premier property owners and property management firms, for help with the problem. Working closely with Ms. Higgins and the building staff to identify the problems in the building, Abilene’s in-house engineering team designed and planned a complete boiler room renovation. The challenges were relatively simple: the project had to be completed at a competitive price; the equipment installed had to be state-of-the-art and easy to operate; the project had to be completed under a strict timetable; the entire process had to be “invisible” to the tenants of the building; and there could be absolutely no “extras” once the project began.

The first phase of the project involved the demolition and removal of several old boilers, piping, controls, water tanks and the fuel oil storage tank. Service to the building was uninterrupted during this process as Abilene provided it’s own state-of-the-art Mobile Steam Boiler Unit to provide the tenants with heat and hot water during the entire process. The demolition and removal phase was followed by the installation of a new boiler room floor with a new hi-capacity drainage system, the fabrication of a new above-ground fuel oil storage tank and the thorough cleaning and painting of the boiler room.

The new heating plant consists of an ultra high efficiency “Best Boilers” Scotch-Marine style steam heating boiler coupled with an “Industrial Combustion” air atomizing gas/oil burner and state-of-the-art microprocessor heating control system. Also included in the project was a Tour & Andersson electronic domestic hot water control system.

Abilene is pleased to announce that the project was finished on-time, on-budget and all of the challenges were easily addressed.
